In 2002, the city of Hopkins initiated a redevelopment project to extend their “Mainstreet” initiative into an adjacent neighborhood. The area was dominated by a vacant industrial site and its satellite parking lots. Today that core property and building(s) boasts The Excelsior Tech Center and Regency town home neighborhood. Under Beard Group Inc. master development and planning the project was recognized by the sponsor community and Sierra Club for its execution under smart growth and liveability criteria.

- Excelsior Tech Center — is a former defence contractor site. It affords over 380,000 square feet of repurposed property. Core remodelling and improvement of the former manufacturing facility was completed in the summer of 2003. The original space—three contiguous yet distinct buildings—has been modified to provide an accommodating mix of pre-finished spaces for executive, production, storage, and warehousing uses. Excelsior Tech Center reflects the panache of new urbanism and the spirit of smart growth.
- Regency — The inspiration for the Regency neighbourhood comes from the classic, tradition-rich architecture and ambience that presides in Hopkins’ core and Interlachen Park neighbourhoods. Stylish town homes and single family residences that complement the tradition of Hopkins now highlight this former business/industrial locale and are home to 66 families.
